A roommate agreement is a contract between people who share a rented home. It sets how much rent and bills each pays, who does what, and the house rules. It does not replace the lease with the landlord, but it settles the arrangements between roommates.

How it gets signed
1Choose «Use this template», fill in the fields and review the full roommate agreement.
2Send it by WhatsApp or email. The other party opens the link on their phone without an account.
3They tap the brown bar at the bottom that says «Sign as …» and draw their signature once.
4Everyone gets the signed PDF with its signature certificate. Anyone can check it at signsolu.com/verificar.
The signing screen tells each signer that signing means agreeing to sign electronically. It links to the electronic signature disclosure that the ESIGN Act asks for.
What you get once everyone signs
The signed PDF. The final roommate agreement with every drawn signature in place.
The signature certificate. It lists each signer and the date and time of each signature.
A record you can check. The folio on the certificate opens the document history at signsolu.com/verificar.
Reminders. Turn them on and SignSolú reminds every signer who has not signed yet.
Your first ten documents are free and need no card.
What the law says
A roommate agreement is a contract between the roommates. Small claims courts can enforce money terms like unpaid rent shares or utilities.
Roommates on the same lease are usually each responsible for the whole rent to the landlord. The roommate agreement decides how they split it among themselves.
House rules like chores and guests are harder to enforce in court. Their real value is that everyone agreed to them in writing.
The ESIGN Act, 15 U.S.C. 7001 gives an electronic signature the same legal effect as one on paper. A contract cannot be denied effect only because it was signed electronically.
Why roommates should sign an agreement
Most roommate conflicts are about money, cleaning and guests. A written agreement settles them before they start.
It also protects you when someone moves out early. Clause 8 says who pays until a replacement arrives.
Sign it on move-in day, when everyone is still on good terms.
How to split rent fairly
Equal split when the rooms are similar.
By room size when one room is much bigger or has its own bathroom.
By income when roommates agree that fairness means ability to pay.
Whatever you choose, write the dollar amount for each person. Percentages lead to rounding fights.
Subletting a room versus sharing a lease
When all roommates sign the lease, each is a tenant. When one tenant rents a room to another person, that person is a subtenant.
Subletting usually needs the landlord's consent under the lease. Ask before a new roommate moves in.
Common mistakes
One person holds every account. If they leave, bills go unpaid. Rotate or split the accounts.
No move-out rule. A roommate leaves with two weeks' notice and the others cover the rent. Clause 8 prevents that.
Rules that break the lease. A pet allowed by roommates but banned by the lease puts everyone at risk.
Signing with every roommate at once
Roommates rarely sit at the same table on move-in day. Send the agreement to everyone at once.
Each roommate signs from the phone. The document closes when the last one signs, and everyone gets the same PDF.
Keeping track of shared bills
Pick one day a month to settle up. The roommate who holds each account shares the bill and everyone pays their part that week.
Use a shared note or spreadsheet with each bill and who paid. A record ends most arguments before they start.
Review the agreement every six months. Rent goes up, roommates change and chores need a new schedule.
Getting the deposit back when someone leaves
The landlord usually returns the deposit only when the lease ends. A roommate who leaves early waits, or the new roommate buys out their share.
Write the buyout in an amendment signed by everyone. It shows who owns each part of the deposit.
Couples who share a room should both sign. Every adult in the home is then bound by the same shares and rules.
Before you sign
Read every clause of the roommate agreement with the other party before anyone signs. Change what does not fit your deal.
