A lease extension agreement keeps an existing lease going past its end date. It names the original lease, sets the new end date and any new rent, and keeps every other term the same. Landlord and tenant both sign it before the original lease ends.

How it gets signed
1Choose «Use this template», fill in the fields and review the full lease extension agreement.
2Send it by WhatsApp or email. The other party opens the link on their phone without an account.
3They tap the brown bar at the bottom that says «Sign as …» and draw their signature once.
4Everyone gets the signed PDF with its signature certificate. Anyone can check it at signsolu.com/verificar.
The signing screen tells each signer that signing means agreeing to sign electronically. It links to the electronic signature disclosure that the ESIGN Act asks for.
What you get once everyone signs
The signed PDF. The final lease extension agreement with every drawn signature in place.
The signature certificate. It lists each signer and the date and time of each signature.
A record you can check. The folio on the certificate opens the document history at signsolu.com/verificar.
Reminders. Turn them on and SignSolú reminds every signer who has not signed yet.
Your first ten documents are free and need no card.
What the law says
A lease extension is a change to an existing contract. It needs the agreement of the landlord and every tenant on the lease.
Many states limit how much notice a landlord must give before raising rent, and some cities cap increases. Check local rules before setting the new rent.
The ESIGN Act, 15 U.S.C. 7001 gives an electronic signature the same legal effect as one on paper. A contract cannot be denied effect only because it was signed electronically.
The exceptions in 15 U.S.C. 7003 cover some notices about a primary residence, such as eviction or default notices under a rental agreement. The lease itself can be signed electronically. Those notices follow your state rules on delivery.
Extension or renewal
An extension keeps the same lease running with a new end date. A renewal signs a new lease for a new term.
Extensions are faster. Use one when only the dates and maybe the rent change.
Sign a new lease when many terms change or the law changed since the original. That avoids reading two documents side by side.
When to send the extension
Send it 60 to 90 days before the lease ends. The tenant needs time to decide and the landlord needs time to market the unit if they leave.
Check the original lease for a renewal notice clause. Some leases set the date for that conversation.
Short extensions are common when a tenant is waiting for a new home. One to three months gives both sides flexibility.
What to check before signing
1Every tenant on the original lease is still living there and will sign.
2The new rent follows state notice rules and any local cap.
3The deposit still meets any state limit after a rent change.
4Any new person moving in signs the extension or a new lease.
Common mistakes
Waiting until the last week. Without a signed extension, many leases roll into month to month on old terms.
Leaving out one tenant. A tenant who does not sign may not be bound by the new term.
Changing terms without writing them. List each change in clause 5.
Signing the extension from anywhere
Tenants rarely want to come to an office to sign one page. Send the extension by WhatsApp or email.
Each tenant signs from the phone. The signed extension sits next to the original lease in your account.
Property managers with many units can send extensions in a batch. Each tenant gets a personal link.
How to set the rent for the extension
Look at rents for similar units nearby before you send the offer. A small increase that keeps a good tenant often beats a vacant month.
Turnover costs add up fast. Cleaning, repairs, listing and an empty month can cost more than a year of modest increases.
If rent goes up, say from which date and give the notice your state requires. Clause 3 holds the exact amount.
Some landlords offer two options, a longer extension at a lower rent and a shorter one at a higher rent. Tenants like having the choice.
Extensions for tenants who need flexibility
Tenants buying a home or moving for work often need a few extra months. A short extension avoids a rushed move.
Agree on the notice the tenant gives before leaving at the end of the extension. Write it in clause 5.
Keep the signed extension with the original lease. Anyone who reads the file later sees the full history in order.
If the tenant later asks for another extension, sign a new one with the next end date. Number them so the order is clear.
Before you sign
Read every clause of the lease extension agreement with the other party before anyone signs. Change what does not fit your deal.
