Electronic signature for real estate: leases and forms signed by phone
Based on the ESIGN Act (15 U.S.C. 7001) · Reviewed in October 2026
Real estate runs on signatures from people who are rarely in the office. SignSolú sends leases, applications and listing forms by WhatsApp or email, each person signs on the phone, and their ID and pay stubs arrive with the signed file. Ten documents are free.

How a lease gets signed
- 1Open the lease template or upload your own lease in PDF or Word.
- 2Fill the address, rent, deposit and dates.
- 3Add the landlord and each tenant with a phone number or email.
- 4Ask each tenant for an ID and proof of income in the same request.
- 5Send. Each person signs from their phone.
The tenant taps the brown bar at the bottom that says «Sign as …», draws once and presses «Sign and Send». The signature goes on every page that needs initials or a signature.
Why WhatsApp matters in real estate
Tenants and buyers answer a WhatsApp message in minutes. A lease that sits in an inbox for two days can lose a qualified tenant to the next listing.
SignSolú delivers the link by WhatsApp or email, as you choose for each signer. It reminds anyone who has not signed.
Lease dates and renewals
Save the start and end date of each lease. SignSolú sends a notice before the end, 30 days by default. That gives time to offer a renewal or plan the turnover.
A property manager with 80 units sees which leases end next month without opening a spreadsheet.
Proof that protects the landlord
Disputes about a lease usually ask two questions. Did the tenant sign this version, and when?
The audit certificate on each PDF answers both. It shows each signer, the time of each step, the IP address and a SHA-256 hash. Anyone can check the file at signsolu.com/verificar.
What the law allows
The ESIGN Act and state UETA laws let leases and purchase agreements be signed electronically. Under 15 U.S.C. 7003, notices of default, foreclosure or eviction on a primary residence still go on paper.
Deeds and other documents that go to the county recorder follow the rules of that county. Many recorders accept electronic recording through approved submitters.
Teams that use SignSolú in real estate
- Landlords with a few units send leases from the phone between showings.
- Property managers run renewals and move-out forms for whole buildings.
- Vacation rental hosts get rental agreements signed before check-in.
- Brokers get listing agreements and disclosures signed after the first visit.
A lease signed in one afternoon
At 14:00 the applicant sees the apartment and says yes. At 14:20 the manager sends the lease from the car, with a request for an ID and two pay stubs.
At 15:10 the tenant signs from work and uploads the files. At 15:30 the co-signer signs from another city. The landlord signs last and everyone gets the PDF.
The listing comes down the same day. Nobody prints, scans or meets at the office.
Several tenants and a guarantor
Add every person who signs, each with their own phone or email. Roommates sign from where they are. A guarantor signs the same lease or a separate guaranty.
The lease counts as one document, however many people sign it.
Renewals without a new visit
When the end date comes close, send the renewal addendum from a template. The tenant signs it from home and the new end date goes into SignSolú for the next notice.
Spanish-speaking tenants
SignSolú works in English and Spanish. Send the lease in the language the tenant reads best, from the same account and on the same plan.
A tenant who understands the lease signs faster and argues less later. Many property managers send both versions for the tenant to review.
Vacation rentals and short stays
Hosts send a rental agreement with house rules before check-in. The guest signs from the airport and uploads an ID.
If a dispute comes up about damage or a party, the host has the signed rules with the date and time the guest agreed.
Commercial leases
Commercial leases run longer and carry more pages. Mark initials on each page and the signature at the end. The end date and the notice period go into SignSolú so the renewal window does not pass unseen.
What the audit certificate shows
Every document signed in SignSolú ends with a certificate page. It turns a drawn signature into evidence you can show a bank, a court or the other party.
- The name of the sender and of each signer.
- The phone number or email where each link went.
- The date and time of each step, from sending to the last signature.
- The IP address each signer used.
- The SHA-256 hash of the signed file.
The hash works like a fingerprint. Change one comma in the PDF and the fingerprint no longer matches the one on the certificate.
What the signer sees on a phone
The signer opens the link and sees the document at full width. They scroll and read it like any page on the web.
A brown bar stays at the bottom of the screen with the words «Sign as» and their name. One tap opens a box to draw the signature.
They draw once with a finger and press «Sign and Send». SignSolú places that signature in every spot the document needs. Then it shows a confirmation and sends the signed copy when everyone is done.
